HGC released 177 Transfer of Certificates of Title  in Gen. Trias, Cavite

csr

After years of waiting, 177 Transfer of Certificates of Title (TCTs) were finally released to 120 fully-paid buyers of the La Savoie Development Corporation (LSDC) housing projects located in Quezon City, Batangas and Cavite.

The housing projects were among the properties conveyed to HGC as collateral to LSDC’s failed housing developments that HGC guaranteed in 1996. Though fully-paid, the TCTs were not immediately awarded to the buyers due to the still unresolved legal case against LSDC. Upon the recommendation of Vice President Jejomar C. Binay, HGC examined the case and worked on releasing the titles despite the ongoing legal case against LSDC.

The turnover ceremony finally took place on November 6, 2012 at the Gen. Trias Municipal Hall grounds. During the ceremony, VP Binay encouraged buyers with account in arrears to diligently pay their monthly amortization so they, too, could be awarded with their TCTs in due time. He further urged the awardees to cooperate with HGC in pursuing the legal case against LSDC.

A Home for Earthquake Victims

HGC went to Baguio City to award CoLAs and CELAs to residents of Pinesvile Subdivision Phases II and III, majority of whom are families affected by the earthquake that hit Luzon in 1990.

At the ceremonies held on February 16, 2013 at the Baguio City Hall grounds, 51 Certificates of Lot Award (CoLAs) were given to fully-paid beneficiaries and 136 Certificates of Lot Allocation (CELAs) were given to beneficiaries with accounts in arrears.

HGC’s Asset Management and Disposition Group (AMDG) staff set up an on-site help desk, days before the event to address the concerns and inquiries of the beneficiaries. As a result, delinquent account holders agreed to a restructured payment scheme to update their accounts. Also, 147 previously undocumented families agreed to enter into purchase agreement with HGC for the lots they are currently occupying via Contract To Sell (CTS). They, too, will be awarded with CELAs after complete documentations.

HGC also turned over during the ceremony, management of the road lots and open spaces of Pinesville Phase I and the community facilities in Phase II to the city government of Baguio.

HGC undertook the development of Pinesville Subdivision in 1990 pursuant to the authority issued by the Presidential Management Staff and instruction from HUDCC.

From Informal Settlers to Legal Occupants

csr

In 1994, BF Homes properties in Las Piñas City were conveyed to HGC as collateral to a failed home development project guaranteed by HGC. Prior to its conveyance, the property was already illegally occupied by some members of the Sambayanihan People’s Homeowners Association, Inc. (SPHAI).  HGC formalized their ownership by entering into a Memorandum of Agreement and selling the property via Contract To Sell (CTS) to 323 families.

To give them security of tenure, HGC awarded 93 Certificates of Lot Award (CoLAs) to fully-paid beneficiaries and 140 Certificates of Lot Allocation (CELAs) to those still paying their amortization. The awarding ceremony was held on February 25, 2013, at the Verdant Acres Subdivision covered court in Las Pinas City. An additional 90 families will receive CELAs pending complete documentation.
